PRIVACY POLICY
This Privacy Notice describes how HouseQuant LLC ("HouseQuant," "we," "us," or "our") collects, stores, uses, shares, and sells ("processes") your personal information when you use our services ("Services"), including when you:
- Visit housequant.io or any website of ours that links to this Privacy Notice
- Use HouseQuant, a real estate data and AI analytics platform
- Engage with us in other ways, including through marketing, advertising, and events

- Sensitive information. We do not process sensitive personal information as defined by applicable law. We determine location only from your IP address.

1. What Information Do We Collect?
In Short: We collect information you provide, information collected automatically when you use the Services, and information from third parties.
Information You Provide
- Contact and account information: names, email addresses, phone numbers, postal addresses, company names, job titles, usernames, and passwords
- Payment information: payment card details are collected and stored by our payment processor, Stripe (Stripe Privacy Policy). We receive limited information such as card type, last four digits, billing address, and transaction history.
- User Content: information you enter or upload to the Services, including property searches and saved properties, deal analyses and underwriting models, assumptions and inputs (such as purchase prices, financing terms, rents, and expenses), notes, uploaded files, and prompts or questions submitted to AI features
- Communications: messages, support requests, survey responses, and feedback you send us
Information Collected Automatically
- Log and usage data: IP address, browser type and settings, pages viewed, features used, searches, clicks, time spent, referring URLs, error reports, and date and time stamps
- Device data: device type, operating system, hardware model, device and advertising identifiers, internet service provider, and language preferences
- Location data: approximate location (such as city, region, or country) derived from your IP address. We do not collect precise GPS location.
- Cookies and tracking technologies: information collected through cookies, pixels, web beacons, SDKs, and similar technologies, as described in Section 4
Information From Third Parties
- Sign-in providers, such as Google, when you register or log in through them (see Section 6)
- Analytics providers, such as Google Analytics and Vercel Analytics
- Advertising partners, including ad networks, social media platforms, and marketing partners
- Data providers and data brokers, including providers of demographic, interest, and business contact information
- Public records and listing services. Property data may include personal information about property owners and other individuals who are not HouseQuant users.
- Business partners and publicly available sources, including public social media profiles
Inferences
We may combine the information above and draw inferences from it to create profiles about your preferences, interests, and investment behavior.
Google API
Our use of information received from Google APIs will adhere to the Google API Services User Data Policy, including the Limited Use requirements.
2. How Do We Process Your Information?
In Short: We use your information to run and improve the Services, power and train AI, market and advertise, keep the Services secure, and comply with law.
We process personal information to:
- Create and manage accounts, authenticate users, and provide the Services
- Process payments and manage subscriptions
- Power AI features, including by sending information to third-party AI providers (see Section 5)
- Train, fine-tune, evaluate, and improve AI and machine learning models, including with User Content
- Analyze usage, identify trends, and develop new products and features
- Send administrative messages, such as changes to our terms and policies
- Send marketing and promotional communications, subject to your preferences
- Deliver targeted advertising and retargeting on our Services and on other websites and platforms, and measure advertising performance
- Build audiences, profiles, and inferences for marketing and advertising
- Sell or share personal information with third parties as described in Section 3
- Respond to inquiries and provide support
- Request feedback and post testimonials, with your permission
- Protect the Services, including fraud prevention and security monitoring
- Comply with legal obligations and establish, exercise, or defend legal claims
- Create de-identified or aggregated data, which we may use for any lawful purpose
- Carry out other purposes with your consent
3. When and With Whom Do We Share or Sell Your Personal Information?
In Short: We share personal information with service providers and AI providers, and we sell or share it with advertising partners, data partners, and other third parties.
We may disclose personal information to the following categories of recipients:
- Service providers that host, store, and process data for us, including cloud hosting, databases, email delivery, customer support, and payment processing
- AI providers that process User Content and other information to power AI features. These providers may process and retain information under their own terms.
- Analytics providers, such as Google Analytics and Vercel Analytics
- Advertising partners, including ad networks, social media platforms, and pixel and tracking providers, for targeted advertising, retargeting, and measurement
- Data partners and other third parties to whom we sell personal information
- Business partners that offer products, services, or promotions
- Affiliates under common control with HouseQuant
- Acquirers and successors in connection with a merger, financing, acquisition, or sale of all or part of our business
- Government authorities and other parties when required by law or to protect our rights, users, or others
- Other recipients with your consent or at your direction
Sale and sharing. We sell personal information, and we share it for cross-context behavioral (targeted) advertising, as those terms are defined under US state privacy laws. The categories we sell or share are listed in Section 12. You can opt out at any time as described in Sections 11 and 12.
4. Do We Use Cookies and Other Tracking Technologies?
In Short: Yes. We and third parties use cookies, pixels, and similar technologies for site operation, analytics, and advertising.
We use cookies, pixels, web beacons, SDKs, and similar technologies to keep you logged in, remember preferences, secure the Services, and fix errors. We also permit third parties to place these technologies on our Services to collect information about your activity over time and across websites, for analytics, targeted advertising, retargeting, and ad measurement. These include:
- Google Analytics, including its advertising features: Remarketing, Google Display Network Impressions Reporting, and Demographics and Interests Reporting
- Vercel Analytics
- Advertising pixels and tags from social media, search, and display advertising platforms
Your choices:
- Use our "Do Not Sell or Share My Personal Information" link or a Global Privacy Control signal (see Section 11)
- Set your browser to block or delete cookies, though some features may stop working
- Opt out of Google Analytics at tools.google.com/dlpage/gaoptout
- Opt out of interest-based ads from participating companies at optout.networkadvertising.org and networkadvertising.org/mobile-choice
5. Do We Offer Artificial Intelligence-Based Products?
In Short: Yes. AI features process your information through third-party AI providers, and we may use your information to train AI models.
Our AI features ("AI Products") include deal and underwriting analysis, summaries, research, predictive analytics, and automation.
Third-party AI providers. When you use AI Products, your User Content, prompts, and related information are sent to third-party AI providers to generate outputs. These providers may process and retain that information under their own terms and policies.
AI training. We may use User Content, AI inputs and outputs, and usage data, in identifiable or de-identified form, to train, fine-tune, evaluate, and improve our AI models and features.
Do not submit information to AI Products that you do not want processed in these ways. AI outputs may be inaccurate; see our Terms of Service.
6. How Do We Handle Social and Third-Party Logins?
In Short: If you sign in with a third-party account, we receive information from that provider.
If you register or log in using a third-party account, such as Google, we receive profile information from that provider, which may include your name, email address, profile picture, and other information you have made available. We use it as described in this Privacy Notice. We do not control how your sign-in provider uses your information, so please review its privacy policy.
7. How Long Do We Keep Your Information?
In Short: For as long as your account is active and up to 24 months afterward, unless the law requires or permits longer.
We keep personal information in all categories for as long as your account is active and for up to 24 months after your account is closed, unless a longer period is required or permitted by law, such as for tax, accounting, fraud prevention, or legal claims. Information about visitors without an account is kept for up to 24 months after it is collected.
When we no longer need personal information, we delete or de-identify it. Information in backup archives is securely stored and isolated until it can be deleted. De-identified or aggregated data, and AI models trained using your information, may be retained indefinitely.
8. How Do We Keep Your Information Safe?
In Short: We use organizational and technical safeguards, but no system is completely secure.
We use reasonable technical and organizational measures designed to protect personal information. However, no transmission over the internet or storage system is 100% secure, and we cannot guarantee that unauthorized parties will not access, steal, or modify your information. You transmit information to the Services at your own risk.
9. Do We Collect Information From Minors?
In Short: No. The Services are only for people 18 and older.
The Services are intended only for users 18 years of age or older. We do not knowingly collect, sell, or share personal information from anyone under 18. If we learn that we have collected information from someone under 18, we will deactivate the account and promptly delete the information. If you believe we have collected information from a minor, contact us at legal@housequant.io.
10. What Are Your Privacy Rights?
In Short: You can manage marketing, cookies, consent, and your account at any time.
Withdrawing consent. Where we rely on your consent, you may withdraw it at any time by emailing legal@housequant.io. This does not affect processing that occurred before withdrawal or processing based on other lawful grounds.
Marketing emails. Unsubscribe using the link in any marketing email or by emailing legal@housequant.io. We may still send service-related messages.
Account information. You can review or update your account information in your account settings or by emailing legal@housequant.io. If you ask us to close your account, we will deactivate or delete it from our active databases, but may keep some information as described in Section 7.
Cookies. Most browsers accept cookies by default. You can set your browser to remove or reject cookies, which may affect some features.
11. Opt-Out Preference Signals and Do-Not-Track
We recognize the Global Privacy Control (GPC) signal. If your browser sends a GPC signal, we treat it as a request to opt out of the sale and sharing of personal information associated with that browser. If you are logged in, we apply it to your account.
There is no uniform standard for other "Do Not Track" browser signals, so we do not respond to them. If a standard is adopted that we must follow, we will update this Privacy Notice.
12. Do United States Residents Have Specific Privacy Rights?
In Short: Residents of California, Colorado, Connecticut, Delaware, Florida, Indiana, Iowa, Kentucky, Maryland, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Rhode Island, Tennessee, Texas, Utah, Virginia, and other states with privacy laws may have additional rights, including the right to opt out of the sale and sharing of personal information.

We collect this information from the sources in Section 1, use it for the purposes in Section 2, and keep it for the periods in Section 7. We disclose it to the categories of recipients in Section 3. We sell or share the categories marked above with advertising partners, data partners, and other third parties. We do not use or disclose sensitive personal information.
Your Rights
Depending on your state, you may have the right to:
- Know whether we process your personal information, and access it
- Correct inaccuracies in your personal information
- Delete your personal information
- Obtain a portable copy of your personal information
- Opt out of the sale of your personal information and its sharing for targeted advertising
- Opt out of profiling in furtherance of decisions that produce legal or similarly significant effects
- Obtain a list of the categories of third parties, or in some states the specific third parties, to which we have disclosed your personal information
- Not be discriminated against for exercising your rights
How to Exercise Your Rights
- To opt out of sale or sharing: use the "Do Not Sell or Share My Personal Information" link in our website footer, enable Global Privacy Control in your browser, or email legal@housequant.io.
- For all other requests: email legal@housequant.io.
You may use an authorized agent to make a request on your behalf. We may deny an agent's request if the agent does not provide proof of your written, signed authorization.
Verification. Before fulfilling a request, we will verify your identity by matching information you provide to information we already hold, and may ask for additional information. We use information provided in a request only to verify and respond to it. Opt-out requests do not require verification.
Appeals. If we decline your request, you may appeal by emailing legal@housequant.io. We will respond in writing, explaining the reasons for our decision. If your appeal is denied, you may contact your state attorney general.
California "Shine the Light." California residents may request, once per year and free of charge, information about the categories of personal information we disclosed to third parties for their direct marketing purposes in the prior calendar year, and the names and addresses of those third parties. 13. Do We Make Updates to This Notice?
In Short: Yes, as needed to reflect our practices and comply with law.
We may update this Privacy Notice from time to time, and the "Last Updated" date above will show the latest version. If we make material changes, we will notify you by email or by a prominent notice in the Services before the changes take effect.
